When buying or selling a property, there are always charges that we have to pay on your behalf to third parties such as management companies or local authorities. These are called "Disbursements" and may include:

We've seen clients defrauded by fraudsters using email to trick them into sending them money. That's why we built our secure portal to protect you against fraud with private messaging, as well as sharing documents and understanding the progress of your case.

Our process

Step 1

Formally instruct us

If you're buying or selling, we must check your identity and ensure you have completed the necessary forms before we can get started.

Step 2

Contract pack issued/received

For sales, we send a contract pack to your buyer. For purchases, we will chase the seller to send us the contract pack .

Step 3

Enquiries and searches

For sales, we respond to enquiries raised by your buyer’s lawyer within 5 days of receiving them. For purchases, we carry out searches and raise enquiries with the seller’s lawyers.

Step 4

Report issued

For purchases, we produce a report for your property and for your mortgage (if you are getting one).

Step 5

Exchange contracts

When everyone is happy with all aspects of the transaction, we exchange contracts. For sales, we chase your buyer’s lawyer to send through the deposit and for purchases we send the deposit to the seller’s lawyer.

Step 6

Completions and payments

On completion, for sales, once we have received the money from your buyer’s lawyer, we pay off any mortgages and return the remainder to you. On purchases, we send both your payment and your mortgage money (if you are getting one) to the seller’s lawyer.

Step 7

Property registration

Finally, for purchases, we register the property with Land Registry and ensure that the Stamp Duty Land Tax is paid.
